Over the past several years, the principals of Mainsail
have undertaken a variety of commercial real estate development
projects, all with individual investors as partners. Accordingly,
Mainsail maintains active communication with this pool of
investors, and looks to them first when new projects arise.
Although the pool started with a handful of friends and
family, it has grown through word of mouth to include more
than 100 participants.
In a sense, Mainsail perceives itself to be an investment
manager. As such, Mainsail strives to provide comprehensive
detail about each investment opportunity, and then periodic
communication as the deal progresses. Mainsail’s investors
always report that they appreciate our constant attention
to the business plan and its inevitable evolution. We take
great pride that most of our investors have chosen to invest
with us again and again.
A typical Mainsail development project is fairly well evolved
by the time we expose it to our family of investors. We
use our own funds to complete the majority of the due diligence
so that we are able to offer the investors a comparatively
complete picture of the opportunity. Nonetheless, we usually
receive investor’s funds in an escrow account where
they stay until closing. Typically, we combine the investor’s
capital with commercially loaned funds in a conservative
ratio. Once the development project is complete, we move
toward permanent financing, which yields the return of a
significant portion of the investor capital. Our usual goal
is to hold the property for a long period, although the
business plan may involve a quicker sale.
We normally form a single asset limited liability company
for each project with the principals of Mainsail serving
as the managing members. This structure aligns Mainsail’s
goals with the goals of our investors. Although Mainsail
receives market driven fees for it’s’ work on
the project, our reward for the performance of the project
almost always flows after the investors have been compensated
for their contributions.
In the past, we have completed residential, hospitality,
retail, and office projects. Opportunities continue to present
themselves in these arenas, and we evaluate them carefully
for viability. We always have several projects in motion
at the same time. We are currently involved in our largest
project to date, a 5 star resort in the British Virgin Islands.
This 10 year project will open its first phase in 2007.
Almost all of our projects are undertaken on behalf of our
investors, although on special occasions we will act as
a third party services firm.
